OverviewThe Director of Construction is responsible for setting the strategy, leading the team and establishing best practices as necessary to deliver projects at a pace consistent with the company’s growth objectives. The role requires a “player/coach” willing to manage a reasonable project load while still leading a project management team responsible for the planning, designing and delivery of new building projects, for both de novo and relocations. Works closely with and supports the Finance team and Operations teams in the planning and delivery of new projects. This role reports to the Senior Vice President of Real Estate.

Duties And Responsibilities

• Lead and manage a well-qualified team of project managers and support staff
• Establish and hold project management team accountable for measurable KPIs related to project delivery: On time, on budget, and internal client satisfaction
• Support and collaborate with Finance, Operations and Executive Leadership teams in the budgeting, feasibility analysis, site-selection and winning internal approvals for de novo and relocation projects
• Prepare, track and monitor company’s annual capital expenditure budget related to construction projects
• Report on budget-to-actuals and budget-to-forecast in monthly meetings with leadership
• Work with Finance and Operations teams and executive leadership to establish standards and best practices for:
• Selection and evaluation of new sites within chosen markets
• Design and construction of veterinary clinics and hospitals
• Processes to control construction cost and mitigate construction risk
• Processes to streamline expedite project delivery timeline
• Maintain and regularly provide project status reports to executive leadership, to include the following, project-by-project and in total:
• Pipeline forecast, with completion and other key milestone dates compared to pro forma dates
• Estimated actual cost compared to project budget and project cost-to-date
• Known risks or threats to schedule or budget and related mitigation strategies.
• Procure and utilize an effective technology platform for managing projects and intracompany reporting
• Proactively solicit input or actions required by other intracompany departments to ensure timely delivery of projects
• Establish qualifications, selection criteria and process for third-party architects, engineers and consultants
• Negotiate and administer contracts to minimize cost
• Establish qualification criteria for general contractor selection and establish competitive bidding process for awarding general contractors
• Track costs and benchmark costs to industry standards and to company’s historical costs, for the following:
• Architectural and engineering fees
• Construction costs, by budget category
• Cost of furnishings, fixtures and equipment
• Lead periodic special project or portfolio initiatives related to design or modifications at existing facilities, such as re-branding or refreshing interiors
• Conduct and maintain an assessment of the physical condition of all existing locations. Work with Director of Facilities and company leadership to establish an annual budget for a list of major capital projects at existing locations
• Work with leadership to prioritize capital spending needs
• Support in the negotiation and review of lease term sheets and leases
• Engage and work with tenant-rep brokers in site selection
• Establish qualifications and selection process for third-party developers and buy-to-suit investors
• Negotiate and administer contracts

Job Qualifications And Requirements

• Career experience or bachelor’s degree in at least one of the following: Construction, Design, Engineering, or Project Management
• Minimum experience to include at least 5 years managing relevant projects and at least 2 years leading a team of project managers
• Excellent interpersonal skills, strong written and oral communication skills
• Must possess sound reasoning skills, sound business judgement, high ethical standards.
• Must have proven leadership skills
• Must possess sufficient finance and accounting skills to track and control expenditures, at both the project level and the department overhead level
• Ability to identify and evaluate cost/benefit decisions, and to make informed, concise recommendations
• Ability to innovate and improve clinic design to enhance delivery of care and improve financial performance
• Ability to make construction related business decisions quickly and effectively
• Must possess excellent negotiation skills and an ability to assess risks in transactions, contracts and leases
• Strong working knowledge of AIA design and construction contracts
